As Realtors we get asked this question frequently. The answer is if you are waiting 1-2 years because you think the appreciation will be that much more i'm not so sure. In 2 years interest rates could be higher effecting what a buyer can afford and it doesn't appear that our recovery is going to bounce back very quickly. Some interesting perspectives at this link.
